How much do you need for a down payment to purchase a home, and how should you save for one? Discover Mortgage Banker Rod Davis gives his thoughts below:
"The minimum down payment to purchase a home right now in today's market is 3.5% through an FHA loan. Note that not all borrowers can qualify for an FHA loan. If you wanted to do a Fannie Mae/Freddie Mac loan the minimum down payment is 5%. Saving for your down payment is really a two step process. Step one is to estimate what your new mortgage payment is going to be with taxes and insurance included. You can do so using the mortgage calculators on Discover Home Loans' website (http://discvr.co/Zm1hPN). In almost all cases your new mortgage payment is going to be higher than your current rent. The difference between your rent and your projected monthly payment should be set aside in a separate account that is solely for your down payment. Step two of this process actually happens indirectly, adjusting your finances to afford your mortgage payments. By setting aside your new projected mortgage payment you have actually been getting your budget accustom to the new payment that you will ultimately be making on the new home."

"My home loan with Discover has been recently finalized. I started the refinance process with my past mortgage agent. Within an hour it was laced with deception. By chance my wife had received a refinance offer from Discover. I called the same evening I had withdrawn my working application with my past agent and was in contact with Ms. Truong (Taylor). Immediately it was everything an applicant could hope for. She was straight forward, truthful and clearly detailed in delivering the process I could expect - and - all she first detailed was exactly what transpired. No hidden cost. No deception. I was then put in contact with Ms. Tsai who delivered the same level of competence and honesty.
